We are seeking strategic capital partners to invest in value add and new construction multifamily, and creative loft real estate developments, located in high growth neighborhoods of Chicago.

Our investment thesis is simple. We are facing a generational housing shortage, especially with rental housing. Home buying affordability is at its lowest level in 30+ years. Short supply and higher borrowing costs have created a crowded rental pool, pointing to sustained rent growth over a long period of time.

Chicago ranks #9 in rent growth over the last 3 years, clocking in at 24%, surpassing most coastal growth cities. Typical yields are 200-300 basis points higher in Chicago due to less competition for new projects.

Stocking Urban’s strategic advantage is its keen knowledge of architecture and interior design. We pay extra attention to design details in our projects which sets them apart from our competition. This results in rents which outperform our own projections by 10-30% and beat comparative market rents by 5-25% 

Our total deployment goal is $50M over 24 months, with up to $15M of total equity required. Capital will be deploys on a project-by-project basis.

Nicholas Stocking is a real estate developer and designer with a passion for building in dynamic neighborhoods of Chicago.

Nicholas Stocking brings over 25 years of design and development experience both with Stocking Urban, and formerly as a partner with Centrum Properties. His focus at Stocking Urban is on acquisitions, design, and development.

He has led the acquisition and development of mid to large-scale urban infill projects, including zoning, design, branding, marketing, structured finance, construction, and disposition. He has built or converted over 3,000 residential units and over 1,000,000 square feet of retail, office and industrial space.

He holds design certificates from Archeworks and RISD, along with a degree from UW-Madison, Department of Real Estate and Land Economics. This passion and deep experience in design and development gives Nick a unique advantage when envisioning new uses for Chicago real estate.

Rene Hertsberg is Stocking Urban’s key capital partner and provides critical investment guidance.

Rene Hertsberg brings over 12 years of real estate experience, both with Stocking Urban and also with the specialty trade contractor Urban Elevator Service. His focus at Stocking Urban is on capital markets, compliance, and scaling the organization.

He successfully led a growth campaign at Urban Elevator from one market to thirteen markets, including scaling teams, systems, contract management processes, placing debt, and mergers & acquisitions (five deals closed). He has extensive project management experience, as well as construction contract management start-to-finish.

He holds a bachelor’s of science degree from University of Illinois – Urbana/Champaign, and his J.D from Emory University.
