Our Investment Strategy

Capitalizing on a Generational Supply Shortage: Stocking Urban acquires and develops value-add and new construction assets in Chicago’s high-growth Northside neighborhoods. Our thesis is simple: an acute housing shortage and historic barriers to homeownership have created a captive, growing pool of high-income renters, paving the way for sustained, long-term rent growth.

Chicago is a Rent Growth + Yield Story: Going in cap rates for our target acquisitions are typically 200 to 300 basis points higher than in crowded coastal markets, delivering superior risk-adjusted returns with drastically less competition. Chicago is currently beating the Sunbelt and coastal markets in rent growth, while simultaneously offering significantly higher going-in yields.

Design-Led Value Creation: Our strategic “edge” is our design-first approach. We deliver a premium product that commands top dollar rents in the market. This consistently translates to the bottom line, driving rents that outperform our own underwriting by 10% to 30% and beat market comparables by 5% to 20%.

Deployment & Scale: Stocking Urban is actively scaling with a future project pipeline of $100 Million over the next 12 months. To execute this pipeline, we are seeking aligned family offices, accredited individuals, and institutional partners looking to capture exceptional value in the urban infill multifamily sector.
